    Wellington Insurance Group is looking to add an experienced Property Manager to manage the Company’s commercial facilities. This individual will be primarily responsible for general upkeep in order to maintain all Company facilities and Company vehicles in the best possible condition, as well as coordinate and manage all vendor relationships involved in property maintenance, betterments, security and catastrophic energy supply capabilities.

     

     

    In order to be successful, this individual must have the ability to effectively manage their workload, and the workload of others, create and carry-out new processes, make decisions, solve problems quickly and effectively, communicate with Executive Management, and negotiate skillfully. Must possess strong flexibility and attention to detail.

     

    Must possess the ability to assess damage and estimate cost of repair; knowledge of applicable local, state and federal laws; valid/active Driver’s License; knowledge in maintenance including, but not limited to, carpentry, electrical, plumbing, heating and cooling, painting, drywall, use of power tools; purchase and bidding; record keeping and organization skills.  Requires ability to move, lift, carry, push, pull, and place objects that frequently weigh up to 50 pounds and that may occasionally weigh in excess of 50 pounds. Requires repetitive movement of wrist, hands, fingers; requires standing and walking for long periods of time; reaching, climbing, stooping, kneeling, balancing, crouching, and crawling. Exposure to outdoor weather conditions and variable environments. 

     

    Facilities and vehicles include:

    • Two Company facilities buildings located next to each other (6745 Calmont Ave.; 6801 Calmont Ave.)
    • One record retention warehouse located off-site
    • A fleet of 10-15 Company vehicles

    Responsibilities

    • Develop, implement, direct and evaluate all building related projects and repairs; provide the best strategy, including cost estimates, to meet the goals of the specific project/repairs and the Company.
    • Oversee warehouse operations. Complete, maintain and optimize accounts of all warehouse inventory. Maintain an organized warehouse space at all times.
    • Effectively manage all facility-related emergencies (i.e., ice in parking lot). Develop and implement plan to ensure safety of employees. Communicate issues to appropriate management and employees, as necessary.
    • Develop and maintain a network of vendors; provide effective and efficient management of same. Act as the primary point of contact for vendors.
    • Manage the security vendor and ensure effectiveness of same.
    • Inspect Company commercial automobile fleet for maintenance, damages, repairs, etc., and keep Executive Management appraised of any issues regarding same as part.
    • Ensure vendor contracts and paperwork are handled appropriately and filed in proper locations. Track and ensure compliance with various related deadlines.
    • Manage facilities personnel and assist in the hiring process of same. Responsible for performance management and performance evaluation of direct reports.
    • Identify ongoing process and procedure improvements in order to champion updates/changes of same.
    • Complete special projects as necessary.

    Qualifications

    • Generally, five years of relevant work experience.
    • High School Diploma or GED equivalent, required. Associates or Bachelors Degree, preferred.
    • Or equivalent combination of education and experience.
